Three home projects for the New Year featured in these weekend open houses

2127 Autumn Sage Place

Not everyone can handle a fixer upper or flip property, but there are a few things we can all do to start this new year fresh.

Whether it’s a new build or a beloved velvet rabbit home, we can all consciously take some small and meaningful actions this year to do the things we’ve always wanted to do. We talk about energy efficiency, creating a job or building a garden.

The homes we’ve selected in this edition of CandysDirt.com Open Houses of the Week lend themselves to these projects and more.

energy efficiency

The best of the best when it comes to energy efficiency are homes built by Alan Hoffmann’s Hoffmann Homes.

New construction at 2127 Autumn Sage Place is a four bedroom, four bathroom masterpiece set on a 9,000 square foot lot in Casa View.

Priced at $979,900, the amount you spend on luxury washes into energy-efficient savings. This modern farmhouse was built like a giant Yeti cooler using insulated concrete forms. It features high efficiency air conditioning, a water heater and a natural gas fireplace.

Not only is this home energy efficient, it was built to meet several other 2023 goals. It has days of closet and storage space, a huge lot that begs for an herb garden, and an open floor plan designed for the comfort of working from home.

Hoffmann is the go-to resource in Texas when it comes to green building, so you can count on a solar pre-wiring and water filtration system.

Green programs include Net Zero Ready, Energy Star, and Green Built Texas certifications.

A survey of homeowners by Realtor.com found that the most popular home projects for 2023 include energy efficiency, building a yard, replacing old fixtures, painting worn tiles, paying off the mortgage and creating a job.

Working from home has surged during the 2020 COVID-19 pandemic, and many have never returned to the office.

Newer buildings are built for the work-from-home phenomenon, with outdoor retreats, additional rooms that can be used as offices, and open floor plans so the toddler tea party doesn’t happen alongside Mom’s Zoom meeting.

But the builder of the 1968 one-story home at 6114 Berwyn Lane may have foreseen the future of staycations and home offices.

Four bedroom, three bath condo in Caruth Meadows near Southern Methodist University has recently been renovated and is priced at $875,000. Upgrades include quartz countertops, backsplash tiles, and Thor stainless steel appliances.

Green fingers love this lush front yard at 7216 Arbor Oaks.

According to a University of Minnesota study, gardening can not only save you money, but it can also improve your mood and mental health.

The interior of this $879,900 Arbor Oaks beauty isn’t bad either.

The Prestonwood residence features four bedrooms, three bathrooms and a swimming pool.

At first glance, this might seem like an odd choice for a garden shed. The back of the house seems to have little green space. There is a small concrete lawn area with a terrace surrounding the pool. But don’t let the gardening deter you. Isn’t it better to display the fruits of your labor outside where the neighbors can be jealous?

Upgrades throughout the 1977 home include quartz countertops, Thor stainless steel appliances, hardwood floors, new tile, updated windows, new hardware and lighting, new paint and fresh landscaping.

And if you can’t get enough of the great outdoors in the garden, the Preston Ridge Trail is about a four-minute walk away.
